Ashley Ware
Mortgage Loan Officer
My journey in real estate started early when I purchased my first home at 18 years old. That experience led me to move across the country a couple times, and spend 6 years as a Realtor, helping buyers and sellers navigate the housing market. I am here to help clients find the right loan solutions and confidently move forward with their homeownership goals.

Frequently asked questions
How can I purchase a home with no money down?
Yes, it's possible to buy a home with little or no down payment — but it typically requires meeting specific eligibility criteria. Here are the main options:
Government-Backed Loan Programs
VA Loans — Available to eligible veterans, active-duty service members, and surviving spouses. The VA guarantees the loan, allowing 0% down with no private mortgage insurance (PMI).
USDA Loans — For homes in eligible rural and some suburban areas. Offered through the U.S. Department of Agriculture with 0% down for qualifying low-to-moderate income buyers.
Low Down Payment Alternatives (Not Exactly Zero, But Close)
FHA Loans — Require only 3.5% down with a credit score of 580+. More lenient credit requirements make these accessible to many first-time buyers.
Fannie Mae HomeReady / Freddie Mac Home Possible — Conventional loans requiring as little as 3% down for income-qualifying buyers.
Down Payment Assistance Programs (DPA)
Many state, county, and city governments offer grants or forgivable loans to cover your down payment. These can effectively bring your out-of-pocket cost to $0 when combined with a qualifying mortgage.
Important Considerations
No money down ≠ no costs. You'll still likely need funds for closing costs (2–5% of the loan), home inspections, and moving expenses.
PMI may apply. On conventional loans with less than 20% down, you'll pay private mortgage insurance monthly until you build enough equity.
Higher monthly payments. A larger loan balance means more interest paid over time.
Credit and income still matter. Even zero-down loans require stable income, acceptable debt-to-income ratios, and a decent credit score.
Bottom Line
The best no-money-down path depends on your military status, location, income, and credit profile. Speaking with a HUD-approved housing counselor or a licensed mortgage professional can help you identify which programs you qualify for and compare the true long-term costs.
